"I have used Home Inspectors on three occasions - twice for re-sales and once on a new home. I have been very satisfied. In the case of the two re-sales, I withdrew my offer to purchase as a result of problems identified in the inspection. In the case of the new home, they identified problems (such as faulty electrical, covered ventilation in the attic, basement steel beams that were neither shimmed properly nor cemented in place). These problems were missed by both the builder and the city inspectors. As a result of their report, I was able to have the builder make a number of other important changes, including adding a cold air return to the master bedroom, and redoing my stone work. Moreover, just having them there may have given me a better product. My neighbours did not use an inspector. All of them had significantly more problems than I did and had considerable difficulty resolving these problems with the builder. It most definitely helped to have a written report by an accredited inspector. Without it, the builder is more inclined to contest whether the problem really requires fixing.
The cost of the 4 phase inspection was less than a half percent of the purchase price of the home. It was less than the cost of my lawyer or my movers. It saved me considerable headaches and possibly expense. In the case of the electrical problems, I was surprised to learn that my house was never inspected by a city inspector. The sub-trade had been accredited by the city. After that, the city only spot checked their work and this did not include my house. To me that is another reason to obtain the services of an accredited inspector.
I have referred Home Inspectors to two friends who have also been very satisfied with their service. I would highly recommend them."
